FROM OUR PROJECT COLLECTIONSeparate confirmed repair work from possible discoveries
A repair estimate should state the components being addressed and the area that must be opened to reach them. It should also identify conditions that cannot yet be confirmed. If damaged underlayment or wood is discovered during opening, request a documented change that explains the added work and cost. This approach helps the homeowner distinguish planned access from an expanded repair. Ask whether any temporary measure is included and what permanent work would follow. The scope should describe that difference clearly enough that the owner can understand what the approved price is intended to accomplish.
