FROM OUR PROJECT COLLECTIONAsk what was observed and what remains concealed
Depending on the roof and accessible areas, an inspection may consider covering, seams, flashing, penetrations, edges and drainage. Request clear locations and photographs for findings. Interior staining can contribute to the assessment, but water travel means a ceiling mark is not automatically an exact roof entry point.
A visual visit cannot reveal every layer below the surface. If testing, a moisture survey or an opening is recommended, ask what question it is intended to answer, whether it is included in the fee and what limits remain. The report should identify inaccessible areas so its conclusions are understood within the actual assessment scope.
