01 / ROOFING NOTES

Use age as background, then examine condition

An installation date is useful when planning roof maintenance, but it cannot tell you exactly how much service remains. Shingle product, weather exposure, installation and the condition of the roof assembly all influence performance. Gather the original paperwork and repair history so an assessment can put today’s findings in context.

If you do not know the roof’s age, say so when arranging the visit. Records from a previous owner or available project paperwork may help, but the current condition still needs attention. Ask the roofer to distinguish widespread wear from a contained defect and explain which observations support the recommended next step.

02 / ROOFING NOTES

Notice changes without walking on the roof

Missing, cracked or curling shingles deserve closer assessment. Significant granule loss that leaves bare areas can also indicate wear, while some granule shedding can occur without establishing that the whole roof needs replacement. Look from the ground and use safely accessible interior photos to document water staining.

Record where a change appears and whether it is new. A date and location are useful when discussing a leak that occurs only sometimes or comparing current photos with an earlier visit. Leave roof access to the people assessing the work; a homeowner can provide valuable history without lifting shingles or walking on the covering.

Ask why shingles are buckling

Buckling can involve the layers below the visible shingles. ARMA identifies underlayment wrinkles and wood-deck movement among the possible causes, with moisture and other deck conditions relevant to the assessment. The pattern can help direct investigation, but a photograph by itself does not establish every concealed cause.

Ask the explanation to connect the observed distortion with the proposed repair. Where underlying conditions need correction, covering them with another shingle layer is a different proposal from addressing the cause. Keep the scope clear about removal, supporting work and the condition of any material intended to remain.

04 / ROOFING NOTES

Separate service life from warranty coverage

A warranty term describes protection under a written agreement. It is not a countdown showing when the roof will stop working. Manufacturer coverage and workmanship coverage can address different issues, with conditions concerning eligible products, ownership, labor, exclusions and registration.

Keep the actual warranty documents with the installed product information. If a problem develops, those records help you ask the right coverage questions while the roof condition is evaluated. A repair decision still needs the finding and suitable method, including the manufacturer’s installation and fastening requirements where shingles are being replaced.

05 / ROOFING NOTES

Choose a practical response to the findings

A localized defect may be repairable when adjacent roofing and supporting materials allow a suitable connection. Repeated failures across different areas or broader deterioration can lead to a replacement discussion. Ask what each option addresses, which concerns remain and whether further investigation would clarify an uncertain condition.

After any work, keep the repair locations, photos and final material description together. Discuss maintenance and future checks appropriate to the roof rather than treating one inspection as the end of the conversation. A consistent record lets you see whether the same area changes or a separate problem develops elsewhere.

Consider a home with an older roof and one recently damaged area. The useful question is whether the surrounding roof can support a good repair and what other wear is present. Now consider repeated leaks at several locations with deteriorated material underneath. Those situations call for different discussions even when the installation dates are the same. Ask the assessment to explain the difference.

  • Locate the approximate installation date and earlier repair invoices.
  • Photograph visible changes safely and note when water appears indoors.
  • Ask for the cause, repair boundary and supporting evidence.
  • Review coverage documents separately from the condition recommendation.
  • Keep completed work records for the next maintenance discussion.
