Identify who makes each warranty promise
A roof proposal may refer to a manufacturer's product warranty, a contractor's workmanship warranty or enhanced coverage offered under a manufacturer's program. Ask for the actual document behind each description and identify the party responsible for it. Similar sounding promises can apply to different problems and different parts of the roof.
GAF's homeowner guidance distinguishes manufacturing defects from installation errors. Product coverage generally addresses the former, while workmanship terms address the work described by the issuer. Read the specific wording instead of assuming either document covers every leak, every component or every reason the roof might need attention.
Read the covered work and costs before the duration
Start by asking what condition triggers coverage and what remedy the issuer provides. Check whether the terms address materials, labor, removal, disposal, flashing or other associated work. These details can matter as much as the number of years in a headline. A material warranty and a promise to correct installation work should be compared by what each actually pays for or repairs.
GAF's published limited warranty illustrates why the full document matters: it identifies covered products, limitations and the treatment of claims over time. That document is an example for its named products. Ask for the version and coverage that correspond to the system being proposed for your property.

Enhanced manufacturer coverage can have requirements for the installer, selected products or combination of accessories. GAF's residential comparison guide lists different warranty levels and eligibility conditions. Ask the contractor to identify the exact coverage included in your proposal and the requirements that must be met to obtain it.
Keep those requirements with the material selection. If a product or component changes before installation, ask whether the expected warranty changes too. Where registration or confirmation is required, establish who handles it and what document the homeowner should receive. A verbal reference to an enhanced warranty is not the same as receiving the applicable coverage record.
Ask about exclusions, maintenance and later roof work
Read how the warranty treats damage outside its defined cause, maintenance needs and changes made after installation. Ask which documents or procedures apply before arranging a repair, equipment work or another modification. Do not assume that every later roof visit has the same effect on coverage; the applicable terms should answer that question.
For a commercial roof, tile roof or coating system, request the relevant system's documents rather than applying a shingle warranty comparison to another assembly. Keep the maintenance guidance with the coverage record. This makes it easier to arrange future work with the actual product and requirements in view.
Keep proof of the completed installation
CSLB recommends getting contractor warranties in writing. Store that document with the accepted work scope and final product information so the promise can be connected to the roof installed. Retain invoices, completion records and any required registration confirmation. If the completed assembly differs from the original proposal, keep the approved changes too.
Ask how a later owner would establish any available transfer and what deadlines or steps apply. When a concern arises, use the contact and notification process in the relevant warranty document. Record the symptom and location accurately so the issuer can explain what information is needed for review.
Questions to compare before approving the roof
A useful warranty discussion ends with documents you can match to the work, rather than a collection of terms from different brochures. Review unanswered items while the material and installation decisions can still be clarified.
